What are the criteria for our acquisitions?


Public and private companies that are investment grade or near investment grade and currently have:

  • Minimum net worth of $7 million
  • Positive earnings in each of the last 3 years
  • Cash flow of at least $1 million annually

North America, Europe, and Latin America


Absolute net leases, only. Lease term of 15-20 years, but will consider 10-year lease terms in some cases. Tenant can be provided with 20 to 30 years of additional options.

Price and Yield

Prefer $20 to $40 million dollars. Will consider as low as $5 million, in some cases. Tenant's credit's credit and market conditions to determine yield and cap rates.

Future Purchase

We will consider projects up to 12 months in advance of completion.

Requirements for Consideration
  • Purchase price and cap rate, where applicable.
  • Tenant's complete financial statements for the last 3 years.
  • A copy of the current lease in place (if existing) as well as lease commencement and termination dates, details of rental increases, overage rentals, options, etc.
  • Detailed description of property including age, building type, square feet, and size of parcel.
  • Location including maps and description of area.
  • Photographs (if available).
