Lease:
Triple net leases only. We prefer an original lease term of 15-20 years, and will consider leases as short as 10 years. We will provide the tenant with 20-30 additional years in options. Investor or developer owned property is not considered.

Price and Yield:
Minimum investment of $5 million cash. Tenant’s credit and other factors to determine yield. Prefer $20-40 million.

Future Purchase:
We will consider projects up to 12 months in advance of completion.

Age:
New or existing. We will notify a broker of interest in a property generally within 48 hours following receipt of the following information:

  • Complete and current financial information concerning the tenant.
  • Lease commencement and termination dates (if existing), details of rent increases, options, etc.
  • Detailed description of property including age, building type, square feet, and size of parcel.
  • Location including maps and description of area.
  • Photographs (if available).
